PROPERTY OCCUPANCY DESCRIPTION

The maximum number of people that may sleep in the villa is stated in the property description, Violation of this maximum number may be grounds for an immediate eviction. In these circumstances no refund will be given.

No all male parties or parties of guests who are all under the age of 21 will be accepted.  For the comfort of guests all homes are non-smoking homes, however smoking is permitted on the patio area.  Please use ashtrays provided.

DEPOSIT
To reserve the villa for you we require a non refundable  deposit of:£125 per week  $250.00 US deposit which will be considered part payment of your total cost : ( please see page 2 of  conditions for cancellation notice ) . A villa will not be reserved until the deposit and booking form has been received by the owners or American homes

BALANCE
The balance on your villa is due 8 weeks prior to your arrival. We reserve the right to deduct the balance from your credit card at this time. If the balance has not been received 8 weeks prior to your arrival we will cancel your reservation without notice. We suggest you have insurance to cover this.

Each villa has a pool.  As a condition of the use of the villa, the guest and their visitors specifically waive any claim whatsoever against us and\or the owner for any accident or claims arising from the use of the pool. The Guest also understands and agrees that they are responsible and liable for all damages that occur to the pool or the pool equipment through their misuse and\or negligence. Unsanitary conditions that arise due to the Guest misuse of the pool that require additional corrective work will be carried out and the costs of such work shall be charged to the Guest.

In the event that you have to vacate the property before your original check out date, for whatever reason no refund will be given.

LIMITATION OF REMEDIES, DAMAGES AND INDEMNITY

In the event the owner is unable to deliver the villa to the Guest under this agreement because of fire, eminent domain or if the property is unavailable because of delay in maintenance, or because of water or sewer, the guest expressly agrees that in no event shall the owner by held liable for any consequential or secondary damages.

The Guest also agrees that in the event of a double booking or occupancy by the owner, we will make every effort to find you equal or better accommodation. The guest shall not be entitled to any refund due to unfavorable weather or disruption of any utility service or if the guest vacates the property earlier than his scheduled departure date. No refund will be given if you are not happy with the home for the only reason that you do not like the area or villa that has been allocated.

Florida has a sub-tropical climate and care must be taken with food that is left uncovered. Apart from spoiling and contaminating food left uncovered can attract insects very quickly. Any added costs for pest
control services incurred from lack of care in this may be passed to you.

HOME MAINTENANCE

We at American Homes are entitled to enter the homes to do routine maintenance at any time and are not legally required to give any notice to guests.

 

MAINTENANCE ISSUES

We have a 24 hour period to resolve any maintenance issues that you may have during or after business hours.

When an a/c unit goes down after 6pm, leave a message on the answer phone:  863 420 4072 and a licensed contractor will be out within 24 hours.
